ioFM is a room-centric "Minimal-BIM" platform designed for building owners, operators, and delivery teams who need reliable, structured space data without the complexity of traditional heavy BIM modeling. Flexible Input and Geometry Generation
Import PDF, DWG, and DXF plans (including historical or hand-drawn documents), 3D scan point clouds, or use a hybrid approach combining both for maximum accuracy. Start building your digital asset repository immediately with whatever documentation exists.
We generate clean, structured building geometry with precise floor plans, proper room boundaries, and multi-building portfolio support. The room-centric structure treats individual spaces as the fundamental data unit. Generated geometry is lightweight and optimized for quick loading, maintaining just enough detail for facility management without unnecessary complexity.
Data Enrichment and Publishing
Add business-critical attributes at the space level: room functions, area measurements, occupancy data, equipment links, maintenance records, and custom fields. At the building level: property information, systems documentation and other data. This transforms simple geometry into intelligent digital representation answering operational questions instantly.
Portfolio dashboards provide interactive analytics, space utilization reports, multi-property comparisons, and role-specific views with real-time updates. Export CSV/Excel files maintaining data relationships, with filtering and automated scheduling options for stakeholder delivery.
Autodesk® Ecosystem Integration
ioFM fits naturally into Autodesk Construction Cloud® (ACC) and Autodesk® Revit® workflows. Publish models directly to ACC projects, leverage permission structures, track versions, and enable teams to reference structured space data throughout construction.
Revit integration supports the full lifecycle: reference ioFM data during design and renovations, capture structured space data during handover, connect operational insights back to design teams, and maintain synchronization between design intent and as-operated reality. ioFM complements existing BIM infrastructure rather than replacing it.

Authentication
- Our application uses a single APS app (one Client ID) to support both 2-legged and 3-legged authentication. This allows us to securely work with Autodesk data while also supporting non-Autodesk identities for user login.
- For 2-legged server-to-server communication, our backend works with data at the level of our own Autodesk account (hub). It creates projects and folders, uploads and reads files, and issues short-lived tokens so the SPA frontend can display models in the APS Viewer. Because everything runs under our hub, users do not need to be registered or added to that hub directly.
- 3-legged authentication is used only for user login and identification. We read basic profile and identity information (such as the user’s ID and name) but do not access the user’s projects or files via this flow. User authentication (Autodesk or other identity providers) is then combined with our 2-legged access on the server to safely operate with Autodesk data.
